Terra Mariae is a typical residential neighborhood where each home is built on an individual lot, owned by the homeowner.

Age Restriction

One resident of the home must be at least 55 years old or older.  Anyone 18 years old or younger may only reside in the home for a period of 90 days per year.  Anyone 19 years old to 54 years old may live in the home as long as there is one resident of the home that is 55 years old or older.  It is not necessary for the 55 year old or older person to be a spouse.

Landscaping & Maintenance

Front yard landscaping is included in the price of each home.  The front yard of each home and all of the subdivision green spaces are maintained by the Homeowner's Association.

Fencing

The Architectural Review Committee has approved the use of the black metal fence seen on the existing Terra Mariae homes with fencing.  It is a requirement that the courtyard and rear yards be fenced with the black metal fencing if the homeowner has a dog that is let outside without being on a leash.

Pets

Domestic pets are allowed to reside with their owners.  All pets must be kept in an enclosed area or restrained on a leash at all times.  No pets are allowed to roam free.

Restrictive Covenants and Homeowner Association By-Laws

The minimum square footage for homes in Terra Mariae is 1,500 square feet of living area, which is the heated and cooled area of a house.  The Architectural Review Committee must approve all new home designs, exterior colors, and any changes.

Flood Zone

All of Terra Mariae is within Flood Zone "C", the best rated flood zone.  The land elevation in Terra Mariae ranges from 45' to 63' above sea level.

Exterior Building Maintenance

All exterior and interior building maintenance of the home is the owner's responsibility.  However, the high quality, yet low-maintenance materials make exterior maintenance extremely low.

Homeowner Association

Quarterly dues of $300 cover the maintenance of the front lawn, all green spaces, common amenities, street lighting, and garbage pick-up.  There is an annual $120 fee paid each year for the street maintenance fund that will be used towards the future maintenance of the subdivision streets.
